Terms and Conditions

  • Bookings are only confirmed when a deposit has been received.
  • Booking made 60 days + before arrival – 20% deposit, remainder 60 days before arrival.
  • Booking made less than 60 days from arrival date – full payment required.

Cancellation Policy

  • 20% of the total rental amount will be forfeited for cancellations made more than 60 days before arrival.
  • 50% of the total rental amount will be forfeited for cancellations made between 30 and 60 days before arrival.
  • 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before arrival.
  • The applicable amount will be deducted from the deposit paid, and any remaining balance will be refunded to the Guest.

Booking Amendments

We will do our best to accommodate any reasonable amendments, but some changes may not be possible. Charges may also apply. Note: a shortening of stay for any reason is considered as a cancellation.

House Rules

  • Check in after 4pm / Check out by 11am.
  • A code for the gate padlock is provided, and there is an electronic keypad for the front door, with a unique key code for each guest.
  • No smoking anywhere inside the house.
  • Smoking is permitted on the balcony upstairs and in the garden / terrace. Please dispose of cigarette butts in the ashtrays provided and not in the garden area.
  • Dogs may be permitted, subject to request, and information provided regarding number of dogs, as well as size. Dogs would only be allowed in the kitchen. Strictly no pets allowed in the main house and bedrooms.
  • Table and glassware are provided for a maximum of 10 guests.
  • Eating and drinking in the bedrooms is not permitted.
  • Events are permitted on request, and with full details provided in advance.
  • Parties, and unregistered overnight guests are NOT permitted.
  • Small children must be supervised at all times.
  • There is a lost key fee of EUR50 if the back door key of the house is lost during your stay.
  • Report any damages immediately. Any damages that exceed the deposit must be paid for by guests.
  • The gardener comes twice a week to maintain the garden.
  • Our neighbour is permitted to enter through the lower car park to access his fields above our house, so guests may occasionally see him and wife passing through below.
  • A basic cleaning and turnaround fee is included the house rental price.
  • We ask our guests to please ensure all dishes have been washed, the BBQ area is in it’s original state, the fridge is empty, the garden furnitures are returned to their original place, and all rubbish is removed from the house and garden.
  • If additional hours are required to clean the house, there will be an extra fee of EUR50/hour, deducted from the security deposit.
  • Any valuables or property left or used at the Property are at the Guest’s own risk. The Guest is responsible for the Property during the Rental Period, and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility.

Security Deposit

We ask our guests for a security deposit of EUR €500, pre-authorised against your credit card. This is in case there is any damage to the property during your stay. The money is simply reserved 7 days prior to your arrival and then released 5 days after your departure date, if there is no damage. In the event of any damages or losses, we will inform you of a deduction which will be taken from your security deposit.

Insurance

We recommend all guests purchase comprehensive travel insurance.
La casa es maravillosa, mejor que lo que se ve en las fotos. Es preciosa por fuera y por dentro, tiene todo lo necesario para estar en ella más a gusto que en tu propia casa. El lugar en el que se encuentra anda empatado con la casa. Es precioso y muy bien situado para hacer todo lo qie se te ocurra en Asturias. Sheila nos facilitó todo y ha estado pendiente de si teniamos algún problema, cosa que no ha sucedido. Magnífica anfitriona y magnifico alojamiento. Ojalá podamos volver pronto.

This is a perfect place for a family. Everything in the house was well thought and full of nice deco details. View is amazing and it is really enjoyable to spend time around the house. There are a lot of activities, a river and a beautiful garden and places to go hiking. We would definitely recommend it and we hope to come back to visit again.

Even though I’d love to keep this place a secret, I have to write another excellent review. It’s such a lovely area, and this house is perfect. It’s a great base for exploring, but we ended up spending most of our time hanging around the property. It’s a beautiful setting, and the house is exceedingly comfortable. It feels cozy and lived-in in all the right ways. A clean, well-stocked, excellent kitchen and a nice living room inside, and nice outdoor areas to hang out and loaf around. The BBQ set-up was top-notch, too. We just spent a month traveling from vacation-rental-to-vacation-rental across Portugal, Spain, and France, and Casa La Roza was the best of the bunch. Just book it.

La estadía en casa La Roza ha sido increíble. Destacan la atención al detalle y el buen gusto de la decoración. Las imágenes no hacen justicia a la realidad en la publicación. La casa es todo lo que se puede esperar y más. No hay nada que uno necesite que no esté pensado por el anfitrión. Sheila ha estado atenta en todo momento a nuestras necesidades y solicitudes. El único problema es que nos quedamos con gusto a poco, fuimos tres noches y la verdad es que tendrían que haber sido por lo menos 10. Los adultos pudimos relajarnos como nunca y los niños han disfrutado muchísimo del parque y el río. Una de las mejores experiencias que he tenido alojándome en un Airbnb.
